Garage Conversion Contractor DFW — Turn Unused Parking Into Real Living Space

In-law suites, home offices, guest rooms, and ADU conversions. Permitted, properly finished, and built to habitable standards.

Covered patio with wicker furniture, ceiling fan, and poolside view under a clear blue sky.

A garage-to-living-space conversion in DFW typically costs $40,000–$90,000 depending on the size of the garage, the level of finish, whether a bathroom is added, and utility connection requirements. Conversions require a permit in every city we serve. The structure must meet habitable space standards including minimum ceiling height, insulation, ventilation, and egress requirements.

What's Involved

What a Garage Conversion Actually Requires

A garage conversion is the most cost-efficient path to additional living square footage when the foundation and exterior structure already exist. You're not pouring a new slab or framing a new roof; you're finishing the interior of a space that's already built and converting it to meet residential habitable space standards.

That conversion, done right, requires more than drywall and paint. City building codes for habitable space set minimums on ceiling height, insulation R-value, ventilation, natural light (egress windows), and in most cases an approved heat source. An attached garage also needs to meet fire separation requirements if it shares a wall with the main home.

What Homeowners Convert To

The Most Common Garage Conversion Uses We Build

In-Law Suite

Private bedroom and bathroom, sometimes with a kitchenette and separate entrance. The most popular conversion use for families managing multigenerational living. Requires careful attention to fire separation from the main house and utility privacy.

Home Office / Studio

A dedicated separate workspace with its own electrical, climate control, and sound insulation. Increasingly common as remote work has become permanent for many DFW families.

ADU / Guest Unit

A fully independent living space with its own kitchen, bathroom, sleeping area, and entrance. Subject to all ADU permitting requirements in your specific city. Some cities restrict rental use of converted garages as ADUs.

Bonus Room / Flex Space

A finished space used as a home gym, media room, hobby room, or playroom. Simpler finish scope than a suite conversion, but still requires meeting habitable space minimums for city sign-off.

Common Questions

Common Questions About Garage Conversions

How much does a garage conversion cost in DFW?

Most garage-to-living conversions in Tarrant County run $40,000–$90,000 depending on garage size, finish level, bathroom addition, and whether the garage door opening becomes a wall, a window, or a glass slider. Basic finish (office/bonus room) runs lower; full suite conversion with bathroom and separate entrance runs higher.

Do I need a permit to convert a garage in Fort Worth or Keller?

Yes. Converting a garage to habitable space requires a permit in every city we serve. The application must show that the converted space meets minimum ceiling height, insulation, ventilation, natural light, and egress standards. Fire separation requirements apply to attached garages sharing a wall with the main home.

Will converting my garage hurt my home's resale value?

A permitted, quality garage conversion can add appraised value to your home. An unpermitted conversion creates problems at resale: it won't be recognized as habitable square footage, it may fail a buyer's inspection, and in some cases the city can require it to be reverted. We permit every conversion.

Can I convert my garage into an ADU I can rent out?

In some cities yes, in others no. In Keller, most residential zones don't permit ADUs used as independent rental units regardless of construction type. Fort Worth's rules vary by district. We confirm rental eligibility for your specific address before scope is written.
